Inside Summit Ridge: Breckenridge’s Newest Mountain Community

Summit Ridge officially opened sales last month, and after a full tour with Mountain Craft Construction’s lead sales team, we can offer a detailed first look at what is arguably the most significant new mountain community to break ground in Summit County since Grand Lodge Peak 8 in 2018. Forty-two homesites with ski-in/ski-out access to the Breckenridge Ski Resort, four distinct floor plans, and pricing starting at $2.85 million.

The Site and Access

Summit Ridge occupies a south-facing bench at approximately 10,200 feet elevation on the east side of Breckenridge, directly adjacent to the Four O’Clock ski run on Peak 8. The homesite orientation captures sustained afternoon sunshine — a meaningful consideration at altitude, where shaded lots see substantially less solar gain and significantly more snow accumulation. Ski-in/ski-out access is direct: residents can click into skis from their homes and ski to the Four O’Clock lift in under a minute.

Summer access and trail connectivity are equally strong. The community sits directly on the Burro Trail system, giving residents immediate hiking and mountain biking access, and is a 7-minute drive to the Breckenridge Main Street village via the new roundabout connector opened in 2024.

The Floor Plans

Mountain Craft is offering four distinct floor plans at Summit Ridge, each designed specifically for the community’s alpine context rather than adapted from lowland plans. All four feature CBS foundation construction, premium Colorado timber framing, hydronic radiant-floor heating throughout, triple-pane European-standard windows, and heated driveways as standard.

The Tenmile (3 bed / 3.5 bath, 3,200 SF) is the entry plan at $2.85M, featuring an open great room with dramatic Tenmile Range views, a primary suite on the main level, and a lower-level family room with two guest bedrooms. The Alpine (4 bed / 4.5 bath, 3,800 SF) adds a bunk room and expanded primary suite at $3.25M. The Timberline (5 bed / 5.5 bath, 4,600 SF) is the most popular plan at $3.95M, adding a third level with media room and additional bedroom suite. The Summit (6 bed / 6.5 bath, 5,800 SF) is the flagship at $5.25M+, featuring a full wellness wing with sauna, steam room, and cold plunge, plus a four-car heated garage.

Construction Quality and Warranty

Mountain Craft has been building in Summit County since 2008 and has consistently been among the top three builders we rate in the region. Their construction specifications at Summit Ridge are genuinely premium: 2×8 framing (vs. typical 2×6), R-30 wall insulation, R-60 roof insulation, and heated roof edges to prevent ice dams. Windows are Internorm triple-pane units from Austria — among the best available at any price point.

The warranty package is equally strong: 10-year structural, 2-year systems (electrical, plumbing, HVAC), and 1-year workmanship, with Mountain Craft’s in-house warranty team based in Frisco (not a third-party administrator). This matters at altitude, where settling, temperature differentials, and snow loads create ongoing adjustments that inferior builders often leave to homeowners.

What to Know Before Touring

Summit Ridge homesites are being released in phases, with 12 homesites available in the current Phase 1. The five homesites with direct ski trail frontage are already under contract; the remaining seven include three with expansive Tenmile views and four with forested lot orientations. Phase 2 (additional 15 homesites) is expected in summer 2025 and Phase 3 (15 homesites) in 2026.

For buyers considering Summit Ridge, we’d note three practical considerations. First, short-term rental regulations in Summit County have tightened — the community permits STRs but under the county’s cap framework, which affects rental income projections. Second, HOA fees are $485/month and cover snow removal, landscaping, and community trail maintenance — reasonable for the amenity set but meaningful to the total ownership cost. Third, construction timelines are running 14-18 months from contract for this community, longer than Front Range benchmarks due to the altitude construction season.
